Financial Modeling for Real Estate Development Projects

We are seeking an experienced financial modeler to assist with the financial aspects of real estate development projects. This includes developing, refining, and analyzing financial models to support a variety of project types, ranging from single-phase developments like industrial flex condos to complex, multi-phase mixed-use developments.

**Key Responsibilities:**
– Develop and refine financial models to analyze project feasibility, including capital structure, net income projections, and return metrics (IRR, NPV, etc.).
– Analyze and recommend financing strategies, including loan-to-cost ratios, net worth requirements, and liquidity metrics.
– Conduct sensitivity analyses to assess the impact of variables such as rent growth, vacancy rates, and cost escalations.
– Create pro forma projections to support loan applications and investment pitches.
– Evaluate market conditions to align financial assumptions with current trends.
– Collaborate with project teams to integrate construction timelines, leasing assumptions, and sale forecasts into financial projections.
– Prepare financial summaries and reports to communicate findings to stakeholders.

**Requirements:**
– Proven experience in real estate financial modeling, with proficiency in tools like Excel or specialized real estate software.
– Strong understanding of construction financing, real estate development lifecycles, and market analysis.
– Ability to handle financial modeling for both simple and complex developments, including multi-phase projects.
– Attention to detail, ensuring models are accurate, logical, and aligned with project realities.
– Excellent communication skills to explain financial insights to both technical and non-technical audiences.
