Senior Analyst for Hotel or Multifamily Real Estate

Skylatus Property Capital LLC (“Skylatus” or the “Company”) is a capital brokerage business that helps real estate owners and developers raise debt and equity capital to acquire, develop and refinance investment real estate. Our primary focus is multifamily and hospitality properties within the state of Florida but the company has financed all types of real estate in and out of Florida.

In addition to Skylatus’ primary capital raising business, Skylatus’ principals are in the process of creating an affiliated company that will acquire and develop real estate, primarily in Florida.

ROLE & RESPONSIBILITIES
Skylatus is seeking a Senior Analyst to screen new deals (both brokerage and acquisitions) and create offering memorandums and underwritings. The analyst should love numbers and be enthusiastic about working in Excel for extended periods of time. The analyst’s primary responsibilities are listed below:

1. Screen new deals to determine if they are worth pursuing (both capital raising engagements & proprietary investments)
2. Underwrite deals in Excel including the gathering of data to support assumptions
3. Create Excel based offering memorandums
4. Create waterfall models
5. Create models to analyze the cost of capital
6. Speak with tax assessors and insurance brokers to create real estate tax and insurance projections; respectively
7. Abstract agreements (leases, franchise, management, loan, joint-venture and other types of agreements)
8. Analyze appraisals and create analyses to contest values
9. Run STR reports, analyze segmentation, review PACE reports and evaluate food & beverage metrics for hotels
10. Rate shop hotels on their websites
11. Analyze client tax returns and personal financial statements
12. Analyze construction and renovation budgets
13. Research and summarize zoning and land use regulations
14. Conduct macroeconomic research
15. Assist in building pipelines of new deals
16. Maintaining clients’ personal financial statements in Excel

QUALIFICATIONS

The qualifications are listed below. Exceptional Microsoft Excel skills, attention to detail, error catching, and initiative are of utmost importance.

**IT IS OK TO HAVE AT LEAST THREE YEARS OF MULTI OR HOTEL REAL ESTATE AND NOT BOTH….ALTHOUGH BOTH ARE IDEAL”

1. Must be highly familiar with the following terms: DSCR, Debt Yield, LTV, LTC, IRR, Equity Multiple, ROC, Promote
2. Minimum of 3 years underwriting multifamily deals
3. Minimum of 3 years underwriting hotel deals
4. Minimum of 1 year working on waterfall models
5. A bachelor’s degree in finance, accounting or real estate
6. Highly experienced with Microsoft Excel including knowledge of shortcuts
7. Ability to analyze data, step away from the details and present concise conclusions
8. Takes initiative

13. Ability to set and achieve deadlines
14. Ability to juggle multiple deals
